Abstract: 

Since the early days of the spread of the COVID pandemic, we have been wondering how the world will change once the virus is contained. There has been considerable speculation about potential shifts in real estate values and consumer spending and their impact on state and local government revenues. Are the suburbs on a solid growth path at the expense of cities? To what extent will office employees continue to work from home? Are shopping malls over? Is there a limit on the shift from bricks-and-mortar to online shopping? Experts in the fields of commercial and residential real estate help to answer some of these questions. This article is based on a panel by the same title presented at the 2021 Annual Conference of the National Federation of Municipal Analysts held virtually on May 12 and 13, 2021.
